101-263 Property Manager/Accounting Manager
This position involves directing and overseeing the following areas of responsibility:
• Assisting with standardization and streamlining of procedures, reporting and presentation between the properties
• Coordinating and participating in the annual Business Plan process
• Ensuring continuous forecasting is maintained for the property
• Assisting with and reviewing of the interim and year-end audit working papers from each of the projects. Overseeing the annual statement of operating costs and real estate tax costs adjustment procedures as it relates to the property.
• Ad hoc reporting requirements
Management of the accounting department for the property including:
- Communicating Corporate requirements
- Coordinating timing of deadlines, projects, and resources
- Reviewing and approving monthly and quarterly reporting on both GAAP and IFRS basis
- Responsible for the monthly and quarterly reporting requirements for co-owners, including cash distribution and monthly forecast
- Supervising and training staff as required
- Participating in monthly accounting meetings and property meetings with the Property Manager
- Assisting the Asset Management group and Property Manager as needed
- Assisting with reviews and approving year end audits
- Assisting with reviews and approving forecasting and budgeting
- Ensuring balance sheet reconciliations are kept up to date and outstanding items are reasonable, coordinating cleanup
Qualifications:
EXPERIENCE:
Minimum of 6 years experience in a Property Accounting environment preferably with a minimum of 3 years in a management capacity.
EDUCATION/DESIGNATIONS/LICENSES:
University or community college degree in accounting and professional accounting designation, CA, CGA or CMA is desired with consideration for level 4 candidates. Equivalent combinations of education and experience may be considered.
TECHNICAL SKILLS:
• Advanced level MS Excel and MS Word. Solid working knowledge of accounting software preferred (CTI, Dyna and Hyperion).
• Ability to prepare and review financial statements, cash management, budget and forecast preparation, audit working papers, tenant operating costs, real estate tax cost adjustments and variance analysis.
• Must be able to critique and propose changes to monthly financial statements.

Networking can take on many forms in this industry. Calgary hosts an annual O&G Show at the Stampede grounds. Prominent Personnel hosts a Gathering every two months for up to 300 people already in O&G, as well as those interested in breaking into the industry. Charity events abound, as do golf tournaments and/or the local downtown pub get-togethers on Friday afternoons (especially in the summer). Stampede week has networking opportunities peppered throughout the downtown core.

So let’s say you’ve now done your preliminary homework. You have checked out websites and learned all you can about the O&G situation here in Calgary. Your next step is people research. People research, as the name implies, means getting out there and talking to people to gain information.
Your preliminary research has helped you find the companies that you believe you would like to work for. These are the companies where you will concentrate your people research. For example, you may have researched production-testing companies and believe there are ten firms to which you would like to apply. Your next task will be to try and make yourself known to the folks who could potentially hire you from inside these companies. Chapter 6 is devoted to specific communication strategies for getting connected and staying front and centre. For now, we’ll discuss the importance of networking as a way to get started.

Oilpatch EX is an innovative new course that provides a comprehensive introduction to the oil and gas industry. Over two days, participants learn the value chain of the petroleum industry from end to end and enhance their knowledge of exploration, drilling, and completion processes through e-learning modules. Your preliminary research needs to include learning about what search firms can offer. Search firms are typically comprised of individuals who have huge networks in the specialty area that they work within. Check out their websites to understand which firms best match your area of interest in O&G. The Prominent Personnel website posts a comprehensive listing, organized by specialty, industry and contact information.
We recommend you email your resume, cover letter and business/character references to those firms that match your interests. Mark a “read receipt” on your email so that you will know when your email is looked at. Unfortunately,many search firms have neither the time nor the staff to return all the phone calls and emails they receive on a daily basis. Many firms will keep the candidate’s resume for future-related assignments and will contact them only when an opportunity becomes available and not before. It will be important to find out what the search firm’s process is in terms of how they handle their resumes. Once you know, then follow up with a short email once every two months.
Whether or not you receive a prompt response, it’s important to always be professional with a recruiter. If you behave unprofessionally, even once, it will change that relationship forever, and the recruiter will not be able to “market” you in the same way.
